Carlos Veliz, CPM

Founder and CEO

Carlos Veliz founded Prime Property Management Corporate, Inc. in 2017 building on 16 years of experience in the property management and real estate industry. Carlos holds a Bachelor’s Degree in Business Law with a minor in Real Estate from California State University, Northridge. His academic background combined with his Certified Property Manager designation, provides a solid foundation for managing complex property portfolios and understanding the legal aspects of the real estate industry.

​​​​​​​During his career, he climbed the ranks from accountant to asset manager working with respected companies like Doerken Properties in Santa Monica and Rose Group Management in Los Angeles.  Carlos successfully managed over 20 million square feet of commercial properties and more than 100,000 multifamily units across the United States.  He also directly supervising over $70 million in capital improvement projects showcasing his adept skill in managing large scale projects efficiently.

Carlos’s entrepreneurial journey began with a startup in construction and property management in 2014 which laid the groundwork for Prime Property Management.  The company’s rapid growth led to the creation of Prime HOA Management in 2019 and today they manage over 1,100 HOA units in the Bay Area, Sacramento, Seattle, and Florida. 

In addition to his professional life, Carlos is passionate about soccer, having played midfield for both USC and Cal State Northridge. He also enjoys cooking and spending quality time with his two young boys.  Carlos is committed to giving back to the community by volunteering at his local dog shelter and offers guidance to young entrepreneurs, helping them scale their small businesses to new heights.

Vice President and Community Association Manager

Jaime is a seasoned professional with a passion for strengthening communities and optimizing operations. With 13 years in marketing, eight years in real estate, and five years of experience working with homeowners' associations (HOAs), Jaime brings a wealth of knowledge and expertise to the Prime HOA Management team.

​​​​​​​With a thorough understanding of the unique challenges and intricacies of HOA management, Jaime is committed to providing exceptional service to our clients. Her experience in overseeing homeowner’s associations enables her to navigate complex governance issues, ensure compliance with regulations, and foster a harmonious living environment for all residents.

Jaime’s background as a licensed Realtor and apartment manager allows her to provide valuable insights and guidance to both board members and homeowners, ensuring the long-term stability and growth of the community.

Through her marketing efforts, Jaime has successfully attracted potential homeowners, enhanced community engagement, and contributed to the growth of Prime HOA Management.

Outside of work, Jaime enjoys fitness, road trips with her partner and their dog, and participating in industry events to stay up-to-date with the latest trends and best practices in HOA management.

Briana Calder, CCAM

Community Association Manager

Briana brings over a decade of experience in real estate management, specializing in community association, commercial, and residential sectors. Her expertise includes three years in community association management, five years in commercial real estate, and three years in residential property management. Throughout her career, Briana has managed diverse community portfolios, including master-planned developments that integrate retail, commercial spaces, condominiums, townhomes, and single-family homeowners' associations.

​​​​​​​Briana has over 10 years in the real estate management industry, which includes 2 years community association management, 5 years in commercial, and 3 in residential.  Briana’s common interest community portfolios have included master-planned communities with mixed-use entities of retail, commercial, condominiums, townhomes, and single-family property owners associations.

Briana specializes in multi-family property owner associations, townhome and condominium associations. She has expertise with developer-controlled associations from start-up through the transition to homeowner-controlled associations.

Through these relationships, she has been an integral leader in the growth of Prime HOA. Her extensive communication ensures smooth transitions and satisfies professionally managed communities.

Briana’s dedication to the industry continues through her Community Association Institute’s membership, volunteerism and education for professional designations.  When Briana isn’t assisting the HOA communities, she finds time to volunteer as a mentor to college students, hikes, and spends time with her husband and their dog, Hazel.

Javier Diaz

Maintenance Supervisor

With over six years of experience in maintenance coordination, Enrique works closely with vendors to ensure routine maintenance issues are handled promptly and efficiently.

Louise Ong

Assistant Community Manager

With over five years of experience in property management, Louise is dedicated to maintaining well-managed communities and ensuring smooth operations for homeowners and tenants alike. She specializes in overseeing maintenance projects, handling financial matters(AP), and fostering strong relationships with residents and board members. Her attention to detail and problem-solving skills make her a reliable and proactive manager. Outside of work, Louise enjoys traveling to beaches, exploring new foods, and spending quality time with family. Her passion for creating comfortable living environments extends beyond her profession, as she values the importance of a well-balanced and fulfilling lifestyle.

Steph Enriquez

Assistant Community Manager

With a strong background in property management and a passion for creating well-maintained, thriving communities, Stephanie Enriquez is a dedicated Community Manager at Prime HOA Management. She brings a detail-oriented approach to overseeing daily operations, coordinating maintenance, and ensuring seamless communication between homeowners, board members, and vendors.

Stephanie is known for her proactive problem-solving skills and ability to handle complex HOA matters with efficiency and professionalism. From managing budgets and vendor contracts to addressing homeowner concerns, she is passionate about fostering a positive living environment for all residents.
Beyond her professional life, Stephanie is an independent spirit who thrives on adventure. She loves solo traveling, exploring new cultures, and pushing her limits through outdoor adventures. Whether it’s hiking in remote locations, chasing sunsets in new cities, or simply finding hidden gems off the beaten path, she embraces every experience with excitement and curiosity.

Tracey Patao

Community Association Manager, CMCA

Tracey has been working in property management for many years, with experience managing a range of condominium associations—including small and mid-rise buildings, as well as townhomes. She enjoys the dynamic nature of the role and values the opportunity to support well-maintained communities.
 

Outside of work, she appreciates quiet time at the beach with her dogs and enjoys spending quality time with friends and family. 
 

Sean Costner

Community Association Manager

With over 20 years of experience in the property management industry, Sean brings a deep well of expertise to the table. Throughout his career, he has successfully coordinated with inspectors, vendors, residents, municipalities, and regulatory agencies, ensuring seamless operations and compliance.

Crystal Kirby

Director of Accounting

Crystal leads the accounting department with expertise in HOA and DRE trust fund accounting.

Micelia Vega, CCAM

Assistant Community Association Manager

Possessing excellent interpersonal and communication skills, Micelia fosters positive relationships between homeowners, board members, and service providers. She’s adept at handling inquiries, maintaining records, and contributing to the overall well-being of the communities she serves.

Karren Gonzalo

With three years of experience in HOA management, Karren plays a key role in overseeing community operations, including financial reviews, reserve study coordination, insurance matters, and vendor management. She also works closely with homeowners, ensures compliance with association policies, and facilitates maintenance services to keep communities running smoothly.
 

​​​​​​​Karren began a career in property management as a Property Maintenance Coordinator, later transitioning into HOA management after a friend recognized her skills and encouraged her to explore the field. Committed to fostering well-managed, thriving communities, she strives to extend the same sense of stability and fulfillment she seeks for her own family to the homeowners we serve.

Outside of work, Karren enjoys journaling, baking, and farming, which provide a creative and relaxing balance to their professional life.

Brian Gutierrez

Business Development & Sales Leader

With a business degree and a focused expertise in sales, business development, and national distribution, Brian brings a strategic mindset and proven track record of driving growth. Originally from Southern California and now based in Washington State, Brian combines a diverse regional perspective with a passion for building strong, lasting relationships.

Her proactive approach and dedication to excellence make her an invaluable asset to both the team and the clients we serve.

Peter Ly

Transition Coordinator

Peter is dedicated to ensuring homeowners and boards receive the highest level of service. He understands the importance of maintaining well-managed communities, balancing the needs of residents with the responsibilities of governance. Whether it’s overseeing maintenance, managing vendor relationships, or ensuring compliance with HOA regulations, Peter takes a proactive and solution-oriented approach to every challenge.

​​​​​​​Outside of work, Peter enjoys spending time with his wife and two daughters. As a family, they love exploring new places, traveling to different states, and making international trips a yearly tradition. Peter is also passionate about fitness, whether it’s cycling, practicing Brazilian jiu-jitsu, or working out at the gym. With his dedication, energy, and experience, Peter is committed to fostering well-run communities and supporting homeowners with expert guidance.
